What it means for investors: More inventory and longer marketing times than a year ago give buyers more room to negotiate, while prices have held steady.

Matt’s take · October 2026
“In my view, prices are still too high to deliver strong returns at today’s interest rates. That said, opportunities are out there: I’m seeing frequent price reductions, and buyers are securing properties well below asking. The rental market remains solid, with relatively few vacancies, though rents themselves aren’t especially high — stronger than pre-COVID levels, but slightly softer than the past couple of years, from what I’m seeing. I continue to believe small multifamily — duplexes, triplexes and quadplexes — is the place to be, provided you can buy at the right price.”
Here’s where I’m focusing when I help investors find rentals around Chattanooga:
A consistently strong rental market. Its central location keeps it in demand year after year.
Typically a solid performer. It’s one of the areas many people relocating to Chattanooga look at first, with big-box shopping, plenty of restaurants and well-regarded schools nearby.
One of my favorite areas for more affordable rentals. The entry price is lower, and while rents are lower too, these homes are typically easy to lease. It’s a well-established community with steady rental demand.
There’s almost always inventory available here, but asking prices can run a little high. To make the numbers work at today’s rates, you have to negotiate firmly to get the right deal.
These are my professional opinions based on local experience, not guarantees of performance. Every property should be evaluated on its own numbers.
As of September 2026, Greater Chattanooga REALTORS® reports a $340,000 median sales price (flat year over year), 4.5 months of supply and 56 days on market. HUD’s FY2026 Fair Market Rent for a 2-bedroom in the Chattanooga MSA is $1,390/month, metro unemployment was 3.4% in August 2026 (BLS), and the metro grew 5.5% from 2020 to 2025 (Census). Whether a specific rental works depends on purchase price, rent comps and expenses — Matthew can run the numbers on any property. Matt’s take: prices are still too high for strong returns at today’s interest rates, but opportunities exist — price reductions are frequent and buyers are securing properties well below asking. Rentals remain solid with relatively few vacancies, though rents are modest (above pre-COVID levels, slightly softer than the past couple of years). He continues to favor small multifamily — duplexes, triplexes and quadplexes — bought at the right price.
In Matt’s experience: East Ridge is a consistently strong rental market thanks to its central location; East Brainerd draws many people relocating to Chattanooga, with shopping, restaurants and well-regarded schools nearby; the Rossville Boulevard corridor offers a lower entry price for more affordable rentals that are typically easy to lease; and Brainerd almost always has inventory, though prices can run high, so firm negotiation is key at today’s rates.
